The project consists but Is not limited to three majors distinctive, yet integrated all-inclusive Design-build services work at the United States Naval Observatory site in Washington DC: The work is generally summarized below: Replace (demolish of existing and install of new) of the north plant including enclosure, equipment, piping, ductwork electrical system and controls. The preplacement of the north plant is for Off-site construction (OSC) equipment The OSC equipment is modular enclosure inclusive of pre-assembled/ pre-manufactured components and systems (building enclosure, mechanical, electrical, fire protection, etc.) fitted out for connection to exterior systems components. The replacement includes also the required controls systems part of the OSC module, Replace (demolish of existing and install of new) electric duct heaters, damper actuators and controls located within Building 50 (also referred as the “Master Clock Building”. Minor modification of the mechanical distribution system. Integrate the new control system serving the north plant and Building 50 with the existing south plant Johnson Controls Metasys control system. Note: Supplemental work in support of the three major work areas is part of the allinclusive requirement. Additionally, the new OSC will require connection and integration of systems to the existing OSC south plant system distribution, integral Testing & Balancing (TAB), commissioning support services (Government provided third party commissioning), and startup in coordinated operation of the new OSC north working with the existing OSC south plant (all systems - mechanical and controls). Retain the services from the Johnson Controls Inc. (JCI) for providing all-inclusive subcontracting services associated with the controls work (HVAC automation system
