The U.S. Department of Agriculture (USDA) currently leases 5,400 rentable square feet (RSF),yielding 3,436 ANSI/BOMA Office Area (ABOA) square feet (SF) of office space at 400 Community Park Blvd., Dyersburg, TN 38024. USDA is looking to pursue a succeeding lease at the current location in accordance with GSAM Subpart 570.2 Simplified Acquisition Procedures. In accordance with 570.203-1, USDA has performed a preliminary market analysis by driving the delineated area, searching for county and federal government availability and other online resources such as www.loopnet.com and www.fedbizopps.com. USDA has a continuing need for the existing space. GSAM 570.402-5 allows for negotiation with the incumbent lessor when cost-benefit analysis shows that the Government cannot expect to recover relocation and duplication costs through competition. Award to other than the current Lessor would require relocation of the entire requirement and would cause USDA to incur move and replication costs that would not be recovered through completion.
