No award will be made from the pre-solicitation notice, nor will any proposals, quotes, or bids be accepted from this notice. Any submittal will only be accepted after the posting of the solicitation notice. This announcement is for information and planning purposes only and is not to be construed as a commitment by the Government, implied or otherwise, to issue a solicitation or award a contract. Please do not email requesting additional information until after the posting of the solicitation notice. General Information The solicitation is anticipated to be issued around July 17, 2024. The contract is anticipated to be awarded in September 2024. All dates are tentative and for planning purposes only. The resulting contract shall be a Firm Fixed-Price contract. MAGNITUDE OF CONSTRUCTION: $5,000,000 to $10,000,000.00. The solicitation shall be a Total Small Business Set-Aside. The solicitation will be a Request for Proposal (RFP). Requirement Information Building Envelope Repair - HNRC Boston LOCATION: Boston, MA NORTH AMERICAN INDUSTRY CLASSIFICATION SYSTEM CODE: (NAICS): 238190 SMALL BUSINESS SIZE STANDARD: $19.0M General Scope (see Specifications)- The Jean Mayer Human Nutrition Research Center on Aging (HNRCA) is a 15-story building in downtown Boston, constructed circa 1979-1981. The exterior shell of the building (the building envelope) consists of precast concrete panels, aluminum frame dual glazed windows and curtain walls, and a concrete roof deck covered with thermoplastic and EPDM roof assemblies. BASE CLIN: Consists of improvements to mitigate the exterior envelope system deficiencies. Improvements include but are not limited to removing and replacing sealants at curtainwall, storefront, and louver systems, removing and replacing precast concrete panel joint sealants (vertical and horizontal). Other improvements will replace existing thresholds and repairing interior soffits and jambs at all openings. CLIN OPTION 1: Consists of roofing improvements. Improvements include but are not limited to removing the existing roofing down to the metal deck at the 15th floor mechanical and elevator machine rooms and replacing the system with a new single-ply membrane roofing system. The 14th floor roof will be removed down to the concrete deck and be replaced with a new single-ply membrane roofing system. The backside of the parapet wall will have the single-ply membrane extend up and under a new metal coping. All sealant at the parapet wall railing posts will be removed and replaced. The 4th floor roofing area will be removed down to the concrete roof deck and replaced with a new fluid applied roofing system. CLIN OPTION 2: Consists of more extensive improvements to mitigate the exterior envelope system. Improvements include but are not limited to the removal and replacement of all identified curtainwall and storefront systems. CLIN OPTION 3: Consists of more extensive improvements to include but are not limited to the removal and replacement of all identified window systems and identified storefront systems to include ADA entrances and masonry knee walls.
