Requirement: MUST BE CERTIFIED BY JOHNSON CONTROLS TO WORK ON THE METASYS SYSTEM. METASYS IS A PROPRIETARY SOFTWARE SYSTEM THAT RUNS THE ENTIRE HVAC SYSTEM AT THE USDA-ARS FACILTY IN PARLIER,CA. Equipment list – ADS Site Dir Software Subscription 1 year (up to 4 engines) Serial # 1-NTCPMJU Manufacturer: JCI_York Conduct 12 preventive maintenance visits per year. These visits will be monthly and fordetails on work scope, see Summary of Control Services. Summary of Services: • Review system log book (provided by Johnson Controls Inc.) and interview facility representative and/or system operator to new Customer existing problems, questions, or concerns regarding system operation. This discussion also provides for a great training opportunity for the system operator. • Review graphics pages for proper readings. Check for points in alarm condition. • Review alarm logs, inappropriate values, or unacknowledged alarms. Evaluate, make corrections and provide recommendations to operators. Perform Support on alarm database by clearing closed alarms and archiving alarm information. • Perform a complete upload of the system including both parameters and schedules. Check online status of all modules and determine the current version to determine if they are correct. • Perform system diagnostics and perform a complete database backup. Make an additional copy of database to be stored both onsite and offsite. • Test reporting alarms (random check or as-needed). • Discuss System Enhancement opportunities with the facilities manager and primary systems operators. Planned Service - Field DDC System Panel • Clean all panels of dust, dirt and debris etc. that could cause premature failure. • Perform controller self-test and diagnostics. • Go through all module drivers to see if anything is locked in parameters. If so discuss with the client to determine if a program change is required. • Visual inspection of wiring and tighten all terminations which may have vibrated loose. • Review sequence of operations for each piece of equipment with the facility operator to insure the sequence meets the current needs of the facility. Review and verify the DDC Programs meet the intended sequence of operations. If minor changes in programming are required make these changes as necessary. If extensive changes are required to meet the new requirements make recommendations to the facilities management.
