Grand Blvd to McDougall to Gratiot and McDougall Gratiot Ave M-3 S: Gratiot Ave M3 to Rivard Street to Brewery Park to E. Fisher Service Drive to Chrysler Drive to E. Canfield continue to W. Canfield Street to Cass Ave to West Forest Ave to John C. Lodge FW W: M-10 Lodge Fwy to W. Canfield Street. Minimum Sq. Ft. (ABOA): 1,882 Maximum Sq. Ft. (ABOA): 1,976 Maximum Sq. Ft. (RSF): 2,258 Space Type: Office and Related Space Reserved Parking Spaces (Total): 2 for GOVs (Preferably located at the leased Premises) 3 for Customers (Preferably located at the leased Premises) Non-Reserved Parking Spaces (Total): 6 for Employees (Either at the premises or no more than one quarter (1/4) mile from the leased premises.) Full Term: 15 years Firm Term: 5 years Option Term: 2 (three)-5 (five) year Lease Renewal (Option) Additional Requirements: -The Government wishes to lease space in an existing building. -First floor, contiguous space is required that meets accessibility requirements. -The space offered, its location, and its surroundings must be compatible with the Government’s intended use with close proximity to the Eastern Market (no more than 2-3 miles away). - Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. - A fully serviced lease is required. -Offered space shall not be in the 100-year flood plain. Expressions of Interest Due: October 22, 2024 Market Survey or Building Tour (Estimated): October 28, 2024 Occupancy (Estimated): December 31, 2024 Note: Entities not currently registered in the System for Award Management (SAM) at SAM.gov, are advised to start the registration process as soon as possible if intending to submit an offer for possible lease award. Expressions of Interest shall include the following: 1. For existing buildings, please include building name and address, location of the available space within the building, along with building site/ lot plans, and interior layout drawings/pictures (with dimensions shown) reflecting the Space that is being offered. 2. Date of space availability. *3. If offeror is not the owner of the building, an authorization letter signed by owner to represent owner for property will be required. 4. Amount of/type of parking available on-site (if any). 5. Photos of the space or site being submitted, or permission for Market Survey participants to photograph the space or site. 6. For existing buildings, provide information on condition of building systems, roof, foundation, and current floor plan. Alternatively, provide a copy of a recent commercial building inspection or appraisal. * As mentioned in #3 above, any submission received without written authorization to represent owner(s) will not be considered until such time the documentation has been received. In cases where an agent is representing multiple entities, written acknowledgement/permission from each entity to represent multiple interest parties for the same submission must be submitted prior to the Expressions of Interest due date.
