U.S. GOVERNMENT United States Department of Agriculture (USDA) seeks to lease the following space: State: New York City: Modena Delineated Area: Northern Boundary- Main St/US Hwy 44/NY Route 55 ??? Southern Boundary- Patura Rd, going west to NY Route 32, then north to Orchard Drive, then south to Anderson Rd, then west to NY Hwy 208??? Eastern Boundary- Freetown Hwy??? Western Boundary- NY Hwy 208 Minimum Contiguous Sq. Ft. (ABOA): 1,200 Maximum Contiguous Sq. Ft. (ABOA): 1,500 Space Type: Office Parking Spaces (Total): 6 GOV spots Full Term: 15 years Firm Term: 5 years Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is not required. Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under a lease in Modena, NY, that expired March 31, 2019, and is currently in holdover. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
