Description of Work This project is intended to mitigate electrical issues with both the Main Lodge and Day Lodge at Timberline Lodge, OR identified by an electrical system survey completed in 2017. The base bid identifies the basic scope of the project, which can be augmented by awarding the bid options as funding permits. The base bid includes: • Cleaning and maintenance of electrical equipment in both Lodges • Replacement of panels and equipment in both Lodges • Moving of panels and circuits in both Lodges • Adding transient circuit protection in both Lodges • Complete Arc Flash and Short Circuit study per NFPA-70E and label equipment accordingly • Identify cloth covered rubber conductors, panels/equipment that need more maintenance or repairs and notifying Contracting Officer of these conditions • Prepare As-Built Record Drawings • Create a new naming convention for the panels in the Main Lodge and label the panels with the new names. There are several bid options that will expand the project scope if they are awarded, bid options include: • Replace additional panels in both Lodges • Replace and Re-configure electrical equipment in Main Lodge Pool Room • Design and Replace 3 Differential protective relays in Main Lodge Fire Brigade Room The scope As-Built drawings will also increase with the awarding of the bid options. The drawing sets for both Lodges and the Specification package have detailed information on the base bid and bid options for this project. While all work is performed, the Main Lodge and Day Lodge will remain in operation. The construction activities will need to be coordinated with the US Forest Service and RLK, with appropriate lead time as detailed in the project specifications. All work will also comply with the Historic Building Preservation Plan for Timberline Lodge as detailed in the project specifications. Work requires an Oregon licensed electrical contractor, some professional electrical engineering analysis, and electrical permits and inspections conducted by Clackamas County. The start date for this project is approximately 03/01/2019 and contract time is estimated to be 200 days after the Notice to Proceed is executed.
