If you own or control existing space or can provide space such as described below and are interested in leasing to the United States Department of Agriculture, please submit complete information to the office noted below. This is an interest survey sources sought announcement only and is NOT to be construed as a solicitation for firm proposals or offers. A response hereto does NOT obligate the respondent or the Government in any way. This survey is solely for the purpose of detemining if space is available or can be made available and to obtain an estimated cost. Description: The Government currently occupies office and warehouse space in buildings under lease in Choteau, Montana that will be expiring. The Governmetnt is seeking to lease approximately 5,000 - 10,000 usable sqft office and related space, 1,000 - 2,000 usable sqft warehouse space, 2,000 - 3,000 usable sqft shop, 5,000 - 10,000 sqft secured wareyard, and 45 parking spaces and space for 2 RV size visitor vehicles. The lease term is 3 years cancellable after 120 days. The Government will consider alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Delineated Area: Choteau, Montana Bounded on the North by 1 mile beyond Choteau City boundary along HWY 89 Bounded on the East by 1 mile beyond Choteau City boundary along HWY 221 Bounded on the Sought by 1 mile beyond Choteau City boundary along HWYs 287 and 89 Bounded on the West by 1 mile beyond Choteau City boundary Other Potential Requirements and Considerations: Fully Serviced lease Security Safe site access Energy Star or Green Globes qualified Fully Accessible - Architectural Barriers Act Accessibility Standards (ABAAS) Must be outside the 100 year flood plain Expected Date of Occupancy: January 1, 2020 Expressions of interest must include the following information: Building name and address and location of the available space within the building Rentable square feet available and expected rental per rentable square foot, fully serviced ANSI/BOMA office area - (ABOA) usable square feet to be offered and expected rental rate per (ABOA) usable square foot, fully serviced. Date of space availability Building ownership information Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking Energy efficiency and renewable energy features existing within the building List of building services provided Receipt of Responses: The latest date for receipt of responses is December 11, 2019. Responses should include the proposed property location per Option and the estimated square foot rate per year by each category listed above and a total estimated annual rental rate.
