****NOTICE**** 18 Aug 20 Pre-Proposal Site Visit Conference Minutes and Pre-Proposal Site Visit Sign-In Sheet Posted Contractor shall provide all materials, tools, and labor required to repair roof at Bldg 887 according to the attached Statement of Work and specifications. Roofing Work A. Contract shall repair the following roof areas (refer to attached drawing) • 50’ x 80’ Built-up roof – Approximately 4,000 sf B. Contractor shall remove the existing built-up roof system down to the structural deck, including the removal of the gravel stop. C. Contractor shall repair structural decking as required and re-secure the deck to structure. It is estimated that up to 35% of the structural deck may require repair. D. Contractor shall repair/modify parapet wall supports as required to prepare them to accept EPDM. E. Existing gutters shall be retained for reuse. F. Contractor shall install a minimum of 3” of fully adhered poly ISO insulation, topped by cover-board. Insulation and cover-board is to provide positive drainage to the gravel stop edge. G. Contractor shall install fully adhered 90-mil EPDM membrane roof over. EPDM is to wrap over parapet cap, turn down the vertical face of the building envelope and extend 3” down the face of the building. EPDM to turn down vertical face of building envelope and extend 3” down face of building at the location of the gravel stop edge. H. New fascia to be installed over EPDM. Transitions between materials shall be flashed and sealed as applicable. I. Provide drip edge, counter flashing, and fascia as required. J. Contractor shall inspect, clean, repair and test roof drainage system components, as required. K. Following repair contractor shall complete a water test, and provide a report as proof that the roofing assembly is preventing water from infiltrating the building. L. Contractor shall provide a warranty for the repair. Warranty period shall be in line with the manufacturers warranty guidelines. Repair methods shall target a 20 year warranty period. Please see attached Solicitation, SOW, design standards and drawings for complete detail. A pre-proposal site visit for this project will be held on 18 August 2020 at 1:00 pm EST. All interested contractors are HIGHLY encouraged to attend.
